According to the latest MLS summary for Q4 2025:

  • Median price: $1,549,000
  • Down 5% from the prior quarter
  • Average days on market: 47 days
  • Sale-to-list ratio: 101%
  • Closed sales: 463 homes 

Here’s what that really means.


Prices Softened, But Demand Is Still Real

Yes, the median price dipped 5% from Q3. That’s not a crash. That’s normalization.

At the same time, homes are still selling at 101% of asking price on average

Translation:
Well-priced homes are still getting competitive interest.

The market hasn’t disappeared. It’s just more selective.


47 Days on Market Changes the Game

The average days on market increased to 47 days

That’s important.

It means:

  • Buyers have more time to evaluate
  • Sellers don’t have instant leverage
  • Negotiation is back on the table in certain price points

But this doesn’t apply evenly across Marin.


Where the Action Is Happening

Looking at the price segmentation:

The majority of sales in Q4 were between:

  • $750K to $1.25M
  • $1.25M to $1.75M 

That middle band is still moving.

Luxury above $3M?
More selective. Longer timelines. Heavier due diligence.

Sub $1M?
Very limited inventory.

Every segment behaves differently right now.


So… Is It a Buyer’s Market?

It depends on:

  • Your price range
  • The neighborhood
  • The property type
  • Seller motivation

Some homes are still getting multiple offers.
Others are sitting 60+ days with room to negotiate.

This is not a blanket buyer’s or seller’s market.

It’s a strategic market.
