Every year, Marin follows a pattern. Activity builds in March, peaks through April and May, then levels off.
We’re seeing that again.
Inventory is starting to rise, and buyer demand is coming back with it.
At the same time, buyers are not rushing the way they used to.
They’re:

- Paying attention to condition
- Walking away if something feels off
About 36% of homes are still selling over asking, but only when they’re positioned correctly.
That’s the key difference right now.
Pricing Right the First Time Matters More Than Ever
One of the biggest shifts we’re seeing across the market is this:
Sellers are getting smarter about pricing.
Instead of listing high and chasing the market down with price reductions, more homes are being priced correctly from day one to attract serious buyers early.
Why this matters:
The first 7 to 10 days on market are everything.
That’s when:
- The most buyers are paying attention
- Agents are bringing their serious clients
- You have the most leverage
Miss that window, and you’re playing catch-up.
Not All Homes Are Performing the Same
This is where local experience really matters.
Right now in Marin:
Move-in ready homes in good locations
→ Still getting strong activity, sometimes multiple offers
Homes that need work or feel dated
→ Sitting longer, negotiating more
Higher-end properties
→ Moving, but more selectively
We’re in a market where presentation and strategy matter more than timing alone.
Days on Market Are Telling the Real Story
Homes are taking longer to sell than they did during the peak frenzy.
That’s not a bad thing.
It just means the market is more balanced.
Buyers are still there, but they’re making decisions more intentionally.
For sellers, this creates two paths:
- Price and position correctly → strong result
- Miss the mark → extended time on market
There’s not much middle ground right now.
What I’m Advising Sellers Right Now
